Rent due 45 days prior to arrival (90 days prior for holiday bookings).   At that time, the total amount due would be the Rent total, Transient occupancy tax and Cleaning Fee, minus the Reservation Deposit of $750, which has already been paid.  That would total  $______________.    Date rent balance is due________________.  In the case of a reservation that is made two weeks or less before the arrival date, payment must be made by cashier's check, money order, or credit card. The amount paid would be the Rental amount, tax and cleaning fee, but the Reservation Deposit would not be necessary. The Refundable Security Deposit is secured via a Visa / Mastercard credit card, which is authorized for the security deposit amount of $750, but is not run.
In the event that your occupation of the cabin results in damages and/or cleaning costs in excess of the amount of your security deposit, you are liable for additional charges.

There is now a large financial penalty to the owners for noise pollution caused by guests between the hours of 10:00 p.m. and 7:30 a.m. If we are informed of a problem by the homeowners’ association or the police, the entire $500 security deposit will be forfeited. If there are complaints about a house, the owner will be fined. For this reason, we must protect the owner’s interest. Please understand that Lake Tahoe is trying to balance the interests of the local residents to a quiet neighborhood with the desires of the vacation renters who are in Lake Tahoe for an enjoyable getaway. We ask that you understand that this home is located in an area that gets, at times, large amounts of snow. We contract with a company to make a pathway to the front door and to clear the driveway. However, caution must be exercised by our guests in icy conditions to assure that accidents do not occur. You understand that all usage of the facilities of the unit is entirely at your own risk and you hereby hold harmless and indemnify the owners and their representatives against any nature of claims whatsoever, by you or any members of your party, including but not limited to injuries, illness, loss of personal effects, and you also hold owners harmless against any and all other events or circumstances beyond the control of the owners as well as acts of God in connection with your occupancy of the unit.

Cancellation: 
When we are notified 60 (90 for holidays) days prior first day of the rental, full refund of the rental amount will be made. A fee of $50 will be applied against all confirmed reservations that are canceled. However, when cancellation is given for a shorter period of time, less than 60 (90 for holidays) days, no refund will be made until the cabin is re-rented for an equal or greater period of time.  There are no refunds due to weather or road closures. All cancellations will be confirmed with the renter via phone.  If you have not received a call, please contact us again to make sure we received the cancellation notice. Again, if you are worried about circumstances that will make your trip impossible, please check out trip insurance!

Rental is equipped with the following:  Bed Sizes: 3 Kings & 1 Queen &  2 Queen sleeper sofas.  Pool Table. Linen includes sheets, blankets, pillows, towels, washcloths & kitchen towels.  Fully equipped kitchen with utensils, microwave and dishwasher; Fireplace (wood is not provided); 5 Cable TV's, VCR, DVD, Telephone, Washer and Dryer. We try to keep a supply of:  bath soap, pump liquid soap at each sink, dish detergent, dishwasher soap, toilet paper, Kleenex, paper towels, seran wrap, foil, wax paper sheets, set of spices, sugar, and coffee filters.  There are miscellaneous food items, but they continually change as people come and go.

NOTE: Zephyr Cove Chateau owner, agents, and private contractors are not responsible for lost, misplaced or stolen articles or items left behind in the rented unit.  We cannot guarantee the working condition of electronic equipment, appliances, and phones, but we do assure that repairs will be made as soon as reasonably possible.  No refunds will be made due to equipment failure.  In the event of cancellation, pre-paid deposit and/or rent are subject to forfeiture.  A fee of $50 will be applied against all confirmed reservations that are canceled.  Refund of the remainder of the advance will be made only if written notice is received 60 days prior to arrival or if accommodations are re-rented.  Holiday cancellations must be made 90 days or more prior to arrival date.  The vacation tenants staying in the above property have read and understand the following terms of this agreement.  The rental will be left in a neat and clean condition upon departure.  The tenants also agree not to make any toll calls or accept any collect calls on the provided telephone.  Tenants are liable for any damage incurred during occupancy.  The deposit will be returned approximately 3 weeks after check out, with any charges for telephone use, damages, or additional cleaning subtracted.  Reservations are not predicated upon weather or snow conditions.

SORRY, pets and smoking are not permitted in our home.  If there are indications of smoking or pets in the house the Security Deposit will be forfeited. If the keys are not returned, the cost of rekeying the lock and a new set (12) of keys will be deducted.  Sign this form and send it along with the reservation deposit.  Remember, the Balance Due amount is required 45 days (90 days in the case of holidays) before arrival.
