Because of this home's proximity to the beach and its popularity, the summer months now have a 7 night minimum, as of April 3, 2006
* The midweek rate is offered only as an incentive when there is an opening between weekend or weekly reservations, for fill in purposes only.
Minimums are as follows:
Reservations made more than 90 days in advance have a 7 night minimum. 
Reservations made more than 21 days in advance have a 4 night minimum.
Reservations made less than 21 days in advance have a 3 night minimum,
unless there is an opening or cancellation.

The only time a 2 night reservation will be allowed will be for a time frame between 2 existing reservations,
or at the discretion of the owner

Weekly rates are based on 7 nights,  Saturday to Saturday.

Rental Policy

Our policy is that a reservation is confirmed only when we actually receive a deposit check.   Once deposit is received the online reservation calendar will be changed to reflect the booking.  The security deposit reserves the home and the balance is due 60 days prior to the rental date.  The exception is a holiday booking, in which case the balance is due 90 days prior to rental.  Christmas and New Year reservations require payment in full at time of booking. We recommend that you purchase vacation insurance.  Our rates are subject to change without notice, and once a reservation is booked, the price is not negotiable.

No smoking allowed in the home
No pets allowed - unless discussed with Cheryl first  - see Reservation Form
If evidence is found of smoking or pets, the entire security deposit will be forfeited!!
If more than the allotted number of guests, additional charge will be accessed for
each guest at a rate of $35 per guest!
We do have neighbors reporting to us according to our schedule.

Security Deposit:
     The security deposit will be refunded in full, unless there is damage, loss of property or additional necessary cleanup, in which case the cost will be deducted from the deposit.  If the keys are lost,  the cost of re-keying the cabin as well as replacing multiple sets of keys will be deducted from the deposit.

Cancellation:
    When we are notified 60 days prior first day of the rental, full refund of the rental amount will be made. However, when cancellation is given for a shorter period of time, less than 60 days, no refund will be made until the cabin is re-rented for an equal or greater period of time. A fee of $100 will be applied against all confirmed reservations that are canceled. A charge of $40 will be charged for any returned check. There are no refunds due to weather or road closures. All cancellations will be confirmed with the renter via phone.  If you have not received a call, please contact us again to make sure we received the cancellation notice. Again, if you are worried about circumstances that will make your trip impossible, please check out trip insurance!

Payment:
     When the dates that you desire have been confirmed by Cheryl as being available, please mail your completed RESERVATION FORM and check made payable to Cheryl Black, P. O. Box 1105, Genoa, NV 89411. Note that we reserve the right to continue actively renting the cabin until a check is received.  Please do not book airfare or make other arrangements until you get confirmation from us that we've received your check. In the event that the reservation is made two weeks or less before the arrival date, payment must be made by cashier's check, money order or credit card.

Cleaning Service
     A laundry and cleaning service is included for your convenience when you leave.  The service includes:
     *   Vacuuming the carpets and mopping the floors
     *   Cleaning the bathrooms
     *   Laundering the towels and bed linens and remaking the beds
     *  Cleaning the kitchen sink, stove, oven, counters & table
The tenant must do their own dishes and replace them in the cupboards, and remove all their personal possessions.  The cleaning service is there to take care of "normal wear".  If there is excessive or negligent wear, (such as stains on the carpet or furniture, repair of furniture, drapes, blinds, etc) we will be charged by the cleaners or repairmen and the charges will be deducted from the security deposit.
